What is the SVC Direct Member (“DM”) Affiliate Program?
SVC’s DM Affiliate Program provides timeshare developers with a cost-effective, turn-key solution for leveraging the state-of-the-art SVC points-based system and a means to offer SVC Resorts and benefits to their owners. Typically, the initial membership term is established for three years, with annual renewal each subsequent year. |

Who is the ideal SVC DM Affiliate?
- A developer in active sales who would like a more competitive product and an attractive offering to increase sales to existing owners and new prospects. Equally ideal would be the HOA who has onsite sales personnel and would like to spur increased revenues.
- A minimum of 20 units available for SVC by sellout
- RCI ® Exchange Affiliation
- RCI Gold Crown or Silver Crown designation
- Locations in San Diego, Tahoe, Florida, Rockies, Caribbean, Latin America or other desirable destinations.

What does it cost to become a DM Affiliate?
There is no upfront charge. DM Affiliates pay incrementally for each enrollment and upgrade
submitted.

What is the DM Affiliate responsibility?
- Build vacation ownership resorts.
- Create and manage sales and marketing programs.
- Continue to collect loan and maintenance fees.

Product & Servicing

The Developer will continue to sell their underlying product, whether intervals or points.

The SVC Direct Membership is sold as an overlay product providing access to the SVC points-based system that includes central reservations, 23 SVC Resorts and over 1.3 million external benefits.

Typically, the Direct Membership term is set at 3 years, with an auto renewal in subsequent years.

Direct members receive an annual allotment of SVC Points based on the intervals/points they own. SVC resorts may be used in increments of as little as one night, subject to minimum night stay windows.

SVC reservation periods ensure owners have priority access to their Home Resort or Club.

Members have access to Discounted Points stays and Discounted Point rentals.
-
Members may bank/borrow points to/from the next year, share points between members, and rent points.

Member Servicing, Central Reservations, Travel Services, and External Exchange functions are managed by Member Services.

Members have an opportunity to enroll in the SVC Elite® program with a 15,000 point minimum.

Members have access to the Select Connections™ program, allowing for direct exchanges with Bluegreen® Resorts.

RCI® Weeks and RCI Points® membership is included as part of their SVC membership.

Members benefit from maximum RCI trading power due to extended SVC bulk deposit lead times. Standard SVC point values apply to all RCI Weeks/Points reservations, based on Season and Unit Type.

Agents can process Loan/Maintenance Fee payments, provided a web-based payment vehicle is available.

Delinquent members can be restricted from using points (an electronic interface is required for Loan/Maintenance Fee visibility).

Point Valuation

Onsite visits will be scheduled to properly evaluate potential participating Direct Member resorts.

A preliminary valuation may be performed, however, prior to the onsite visit.

The point valuation will include factors such as location, supply, demand, seasonality, unit quality, unit size, and resort amenities.

Additional information will be requested by SVC regarding inventory, demand, and owner use rights.
